This covenant may change at any time to suit our goal that is to make all residents want to keep on living here. It is enough to read the covenant as there are no vital info missing in the covenant that is found elsewhere in this website (yes this covenant is long because of that). But reading the rest of the website will make you wiser.

BM Estate is owned by Rapp Ferraris and managed by Nemo Runo. We will soon get other managers too hopefully.

Hello, and welcome to beautiful and peaceful BM Estate. We strive to make our sims peaceful, picturesque, entertaining, sailable, free from lag, and more than a bit silly. We welcome avatars of all types. Whether you’re a visitor, a guest, or a resident, we want you to feel comfortable and at home here. We ask for your help to make it a better place.

BM Estate is several sims at two locations in the SL grid. Legolas is a stand alone sim and then we have the the Greek sims: Crete, Santorini, Paros, Skopelos, Skiathos, Ios, Ikaros, Thira and Loppa. The Greek sims are connected and most of the land is actually sailable water for your enjoyment. All sims are on high speed low lag class 5 servers.

I am not about profit (God knows how much I have lost since I started…); we’re about enhancing your and our Second Lives while making our tier payment. Nice folks, nice prices, beautiful spaces, cultural events. Welcome to your new home!

My goal is to make a nice place for your SL avatar and to live out any dreams you might have. I also have the goal to teach and spread knowledge. I have a workshop for this purpose. Use it at free will. It is filled with lots of interesting stuff. You find it in my profile.

My long term goal in SL is to make a school. I know by experience that everybody has something they can teach to others. And most often it is the ones being most quiet that has the greatest knowledge.

How to buy land

==============

Please note that even if this seems to be a lot to read then just follow either the section A or B below step by step and you will get it all right (you do NOT have to read all in this document). But you can of cause contact one of our managers for help too. We have many managers that get paid to help you. To find out who is online go to our office. You find the LM to the office in Nemo Runo´s profile.

Available land
==========

To find available land go to our our sims (sim map in our office) and look around for land with a sales poster on it or go to BM Estate office at Loppa (Look in Nemo Runos profile for a LM). There you will find a vendor with available land. Use the arrows to select other lots.

Above the vendor you will get a short description about the land but to really check it out you should go to it and look for yourself. If you click the button “Show on map” under the picture field on the vendor you are able to see where the lot is on the map and also TP there.

You are always welcome to contact Nemo Runo or one of our managers about land.

How to buy land and pay tier in BM Estate.
=============================

I am very reasonable and know that people can get problems paying from time to time and that most people are not able to find money under a stone, so If you for some reason will get late paying tier or would like a financial plan for the purchase or tier then contact me Nemo Runo and I am sure we can work something out. You are not the first doing that. But remember to tell us if you get troubles paying. If you don´t pay and do not contact us then your land will be reclaimed. When reclaimed all items will be returned no matter what perms they have.

NB! All residents in SL can buy land in BM Estate. You do not need a premium membership (premium membership is just a tax to SL for being “allowed” to own land on laggy and ugly mainland. I own many sims and have never had premium membership). Payment is done with lindens in SL OR with US dollars with PayPal. You do not need an account with PayPal to pay with PayPal either but it helps. ;-)

Read the covenant for the sim you plan to buy land in by going to the covenant section on this website.
You will be asked to confirm you have read and accepted the covenant when you buy the land.

We accept payments both inworld in lindens and with PayPal for both land purchases and tier payments.

Tier is monthly.

We use the fixed rate 1 USD = 275 Lindens

When paying with PayPal we must charge a fee because PayPal charge that from us on transactions. See more here

Tier is not refundable nor transferable.

NB! All BM Estate tier paying residents must be a member of the ´BM Estate´ SL group. Both we and you are responsible for remembering that you get added to that group. Please check it right now! Many residents have accidentally left that group and we cannot control all residents for still being a member in it.
Partners can also be added to this group.

This document is made of 2 sections, you only need to read A or B depending if the land will be bought from us or an existing resident.

Section A: Buying land from BM Estate (Nemo or a manager is listed as owner at the lot)

Section A: Buying land from BM Estate (Nemo or a manager)
=========================================

Note 1: Purchase price and tier must be paid within 24 hours after you reserved the lot unless Nemo Runo approved anything else. Failing to do so can result in that the lot will be reclaimed and no refund given.

A1. At the lot you will see a sale sign. Click that sign to get a LM to the lot, a LM to the office, a LM to that lot´s payment office and a notecard with all info you need. Read the notecard and follow the instructions. The same instructions will be given here.

In the notecard you will find a Lot ID#. This is important to know when you will pay your tier and purchase price. It is also found in the description field for the lot.

It will look something like this, but not alike: Lot ID#: Paros (128,34,50) SW Co S=2048 P=702 TL=6500 TP=34.10 PL=12000 PP=46.20

Explanations of the codes: Paros is the sim name. (128,34,50) is the coordinates, SW Co means south west corner, S=the size of the lot in sqm, P= number of prims the lot supports, TL=tier price in lindens, TP= tier price in USD if paid with PayPal (fees included), PL=purchase price in lindens, PP= purchase price in USD for payment with PayPal (fees included).

A2: Right click the lot and click “Buy Land” and follow the instructions to reserve the lot for 24 hours, The reservation fee is the amount of prims the lot supports * 0.65, or minimum 500 lindens. It is already calculated and set as the “buying” price for the lot. This reservation is not refundable. If payment for both tier and purchase price is not paid in 24 hours then the lot will be reclaimed unless you cut a deal with Nemo Runo. Please do not build anything at the lot before the lot and tier is paid for.

A3. Within 24 hours you must pay for the land and the tier as described next.

A4. If you prefer to pay the land purchase with lindens then pay the right amount, PL=xxx found in the Lot ID#, directly to Nemo Runo otherwise skip this step.

A5. If you paid Nemo Runo the land purchase with lindens then skip this step. Otherwise pay the correct amount, PP=xxx found in the Lot ID#, in USD to bmestate@gmail.com and remember to write the ´Lot ID#´ and the name of your avatar in the message field when paying at PayPal, if you don´t then I do not know who bought what.

A6. If you prefer paying your tier with PayPal then skip this step, otherwise: Use the LM given to the payment office when you clicked the sign (you can also find a direct TP in the office). When you arrive at the right platform then you must look at the yellow hovering text above each box. The one with the same ´Lot ID#´ on it is the one you pay to. The tier price set to the box will be the same as TL=xxx found in the Lot ID#. Click the box to get status. Right click it to pay to it. Please know that anyone are able to pay to your tierbox. This is handy if you are away and want someone else to pay for you. (Please be certain that the Lot ID# on the tierbox is the same as for the lot). Please use the tierbox to pay tier inworld, if you pay directly to Nemo you will only make a lot of extra work for us both.

A7. If you have paid tier with lindens then skip this step, otherwise pay the right tier amount, TP=xxx found in the Lot ID#, in USD to BM Estates PayPal account bmestate@gmail.com Be sure to include the lot´s ID# and the name of your avatar in the message field when paying with PayPal, otherwise I will not be able to know who paid for what. Nemo Runo will later set up a proper PayPal tier subscription contract for you.

A8. Send an IM to Nemo Runo or a manager telling the ID# of the lot you just bought and how you paid for the lot and tier. Ask to be added to the BM Estate group that all residents must be a member of. If you have a partner (or several) that also should be added to the group please tell about that too. Also if you have an alt or several that will be used here please inform us about them. We never feel the need to share info like that to others so if you don´t want others to know about them then you can relax.

A9. Congratulations and welcome! You are now the owner of a lot in BM Estate. You can now go back and start building.

Section B: Buying land in BM Estate from another resident
=======================================

Note. After you bought the land from another resident then you have 1 hour to pay tier to us.

B1. Before you purchase the lot you must check that the seller is not behind on tier payment. If he/she is then he/she is NOT allowed to sell the lot before his/hers tier is paid. A lot with missing tier from present owner will be reclaimed regardless if it is sold or not to anyone. So you, the buyer, must check this before buying or else you will loose the lot you bought.

B2. The seller is supposed to have the Lot ID# for that lot in the description field for the lot. If its not there do not buy the lot!! Make a note of the Lot ID#. It will look something like this, but not alike: Lot ID#: Paros (128,34,50) SW Co S=2048 P=702 TL=6500 TP=34.10 (If there is a PL=xxx and PP=xxx code too just disregard them as you do not need them)

B3. Now go to the lot´s tierbox. To locate the box do this: Go to the BM Estate office, for a LM to the office check Nemo Runo´s profile. At the office you find some green balls in one of the market tents. They are teleportation balls. Touch the one with the name of the sim you want to buy land in. If the sim name is not there then you click the ball named “Open sim”. When you arrive at the right platform then you must look at the yellow hovering text above each box. The one with the name of the present owner on it or the right ´Lot ID#´ is the one. Click it to get status. Don´t buy if the seller´s tier has run out. Please compare the ´Lot ID#´ with the one you got from the seller in the lot´s description field for safety. Now if the seller has been paying tier with PayPal there will be a red ball above the tierbox. Click the red ball and it will tell you when the sellers tier runs out. If Nemo or a manager is around we can help with all this too.

When all is checked and you know the ´Lot ID#´ you are ready to buy, then please do this:

B4: Right click the lot and click “Buy Land” and follow the instructions to buy the lot from the present owner. Please do not build anything at the lot before the tier is paid.

B5. Within 1 hour you must pay the tier.

B6. If you prefer paying your tier with PayPal then skip this step, otherwise: Go back to the tierbox as described in B3. The tier price set to the box will be the same as TL=xxx found in the Lot ID#. Click the box to get status. Right click it to pay to it. Please know that anyone are able to pay to your tierbox. This is handy if you are away and want someone else to pay for you. (Please be certain that the Lot ID# on the tierbox is the same as for the lot). Please use the tierbox to pay tier inworld, if you pay directly to Nemo you will only make a lot of extra work for us both. Note that if the TL=xxx you got from the seller is different from the one in the box then the one in the tierbox is the correct one.

B7. If you have paid tier with lindens then skip this step, otherwise pay the right tier amount, TP=xxx found in the Lot ID#, in USD to BM Estates PayPal account bmestate@gmail.com Be sure to include the lot´s ID# and the name of your avatar in the message field when paying with PayPal, otherwise I will not be able to know who paid for what. Nemo Runo will later set up a proper PayPal tier subscription contract for you. Please note that even if you pay with PayPal you must go to the tierbox as described in B3 and check that the TP=xxx you got from the seller is the same as in the tierbox. If they differ then the right one is in the tierbox.

B8. Send an IM to Nemo Runo telling the ID# of the lot you just bought, who the seller was and how you paid for the lot and tier. Ask Nemo or a manager to add you to the BM Estate group that all residents must be a member of. If you have a partner (or several) that also should be added to the group please tell about that too.

B9. Congratulations and welcome! You are now the owner of a lot in BM Estate. You can now go back and start building.

Selling land
=========

Selling is not fun! Ask me that have 10 sims…. We can offer you help selling if you want. Our help include that our managers will answer any questions and provide service about your lot any buyer might have (otherwise we will direct the buyer to you) and that we will put your lot also in our “Available land” vendor in our office. We will also provide you with a professional sales sign.
If we have any land for sale atm we will have ads at both SL search and at SLX. This means more residents will see the lot for sale without you privately need to have lots of expencive ads around. We charge 10% of your asking price paid in advance to do this, (if you increase the asking price later we must get 10% of the increase too, If you decrease the asking price we do not offer any payback so please set a realistic price first time).

It is important to understand that we do not guarantee that our help will find you a buyer although it is more likely you will find one then.

You may resell your parcel at your discretion. The new resident MUST pay tier within 1 hour after buying from another resident. If not the lot will be reclaimed. This is important. Tier is to be paid to the same box as previous owner paid to or by PayPal, then Nemo must be sent an IM about the sale by both the seller and the buyer. I will asap change the name on the tier box.

Please remember that tier is not refundable or transferable so you should time your sale to the last days before you has to renew the tier if possible. This means that if you leave you will not get any tier back

After selling or abandoning your land make sure you cancel your tier fees if you pay by PayPal. No Refunds available for non canceled tier fees.

BM Estate are not responsible for anything you promised the new buyer in the sales process except what is stated in this covenant.

Follow these simple rules to sell your land. Failing to follow these rules or giving false information when you sell will result in that we will reclaim the land before or after you sold.

1. The Lot ID# you got when you bought the land or a newer one that you might have gotten from BM Estates MUST be included in the description field for the lot. You can if you want delete the last 2 codes, PL=xxx & PP=xxx. The Lot ID# must also be in any notecard and sales advertising you use. You find it in the tierbox. Even if you pay with PayPal you do have a tierbox inworld (follow step B3 above to locate it). You must also direct the buyer to our office and our website Bmestate.com These links must be provided too: “How to buy & sell land” and the Covenant.

2. Contact Nemo or a manager and tell about your planned sale and also what your asking price is. Note that any rotating and/or very big sales signs are NOT allowed, they will be removed without warning or notice.

3. The lot should not be completely empty. Put in some plants at least. This will help you sell guaranteed.

4. If your tier runs out while the lot is for sale you have 2 options. Either pay next months tier or abandon land. If you do neither then your land will be reclaimed very soon after the tier runs out.

5. When you sell please send Nemo or one of the managers an IM telling about the sale and we would also like to know what price you got for the lot (but of cause if you want to not tell that is your choice).

ZONING RULES
===========

We do not have a theme for what you are allowed to build but remember this is a Greek estate and you are allowed to build anything you find on Greek islands! Parthenon anyone? It will be approved

Please understand this all: SL is your second life and in SL you are able to fulfill your dreams. Please be careful before you decide you want someone else´s dream bulldozed. On the other side please do not ruin others dream by building or doing something that is your dream. Not easy…

Legolas is not a Greek island. It is a Japanese island and you are free to build what you find in Japan isles.

The Low prim sims can generally be terraformed more as the owner wants it but it must be approved. Small commercial and/or a small club is allowed in the low prim sims.

A sense of humor is an asset here! And common sense too. If uncertain then use the Cardamom law. And below..

The Nemo plus two rule (thanks Cheyenne) : What Nemo and two randomly selected BM estate residents consider ugly or inappropriate must be changed. No arguing, no complaint, no drama.

NB! Land settings NB!
===============

Object Entry, Scripts, and Voice must remain enabled at your lot. Access must remain open (no red fences), but see the section below.

TIP: It is advised to deed the land to a group that you own. I also recommend you to turn building rights off for others than members of that group. This is to stop griefers and others building at your lot and stealing prims.

You may set your purchased land to any audio or video URL. See the section “Media” in this website for help about this and also for good media URL´s.

Open access vs. privacy & security
========================

We understand and sympathize with the need for privacy in Second Life. Everybody sometimes wants to be undisturbed. We attempt to balance this need for privacy with convenience for everyone else. You may use a third-party security device per parcel at ground level and above 550 meters to maintain your most private spaces, but the devices must give those who wander into their perimeter at least 30 seconds to get away and must not have a range outside your lot borders.

TIP: We strongly recommend to buy hippo´s security device. It is the best and it is copyable. You can and must set it to not reach outside your land, we do not allow that your security device works outside your lot.

You can buy one in our BM Estate office at Loppa where I put up a hippo vendor.

**Important** When you are not on your property, security devices must be turned off.

You may ban any resident you wish, but you may not ban residents by class (for instance, on the basis of payment history).

Sim management will ban from BM Estate any avatar who intentionally violates private space, but we are dependent that you tell us about avatars that should be banned from the whole estate.

NB!! Nemo Runo, Rapp Ferraris, and any other managers in BM Estate has to be added as allowed to enter near your security device. It is done by adding us to the white list in the device.

Vegetation
========

Much of the charm of our estate is due to its vegetation of trees, palms and plants. Every resident is required to keep sufficient vegetation on their property to make it nice. The best SL plants is sold by Lillith Heart at one of her garden centers. Look in Nemo Runo´s Picks section for a LM there under the tab ´Heart Garden´.

Please… do not use ugly (like LL) trees and plants. Use prim plants and trees. BM Estate will see to it that our open for all areas will be nicely planted.

TIP: We do not have grass as sim textures only sand. But you can easily make your own grass by making a few prims textured with grass.

BUILDING CODE
===========

In the sky you are free to build anything you want but please do not litter the sky. As so many are able to see very far we have decided to increase the lower building limit in the sky. No flying buildings or any structures under 550 meters will be allowed from now on. This leaves more than 200 meters where you are able to build in the sky and that should be enough for all.

o No malls or store rentals except in designated commercial areas.
o No major clubs, no listing of parcels as gathering places. Exception is Midnattsdatter Fride´s club at Legolas. It is a small club. If it gets too popular so it constantly creates lag in Legolas we must look into it but so far no problems with it.
o No flying structures below 550m altitude. (Birds NOT included)
o No obstructive signs, billboards or large rotating prims.
o No temp or holo rezzers, as these consume system resources and contribute to lag.
o No high-rise structures. Maximum building height is two times the distance of the build from the parcel border. This means that 2 meters from the border of your land you can build 4 meters high; 5 meters from the border you can build 10 meters high; 10 meters from the border you can build 20 meters high. With permission of a neighboring landowner, you can deviate from this rule, but re-purchase of the neighboring lot will require re-negotiation. If you want to rez a treehouse then please ask first. In the Low Prim sims high rise buildings are allowed.
o Except where precluded by terrain or arrangement with a neighbor, buildings must maintain an adequate distance from parcel border.
o You may resell your land, but subleasing are absolutely not allowed unless approved first.
o No eyesores. What is that? Lets meet and take a beer or 14 and discuss that into the night. In the morning its sure we call it art.
o To preserve a consistent landscape, terraforming is limited. Waterways and shorelines must remain intact. Low Prim sims must be an island in the middle in the sim with plenty of water around.
o Parcels may and should be joined if you own 2 or more adjacent lots. They may not be subdivided without prior approval of sim management.
o Be considerate with your builds-in-progress. No one minds looking at an unfinished plywood wall for a few hours, but no one wants to see it over a period of days. Finish your projects quickly or move them above 550 meters (a handy trick is to place them where you want them and raise them exactly 550 meters or more). Temporary working platforms above 550 meters are acceptable, but please delete them when you are not actively working. The air shall be nice too and not littered. We will clean up in the air from time to time returning litter.

OBJECT CODE
==========

o No high lag scripts. Sim management will tell you if you have a laggy script. If you don’t fix or remove it, it will be returned to you by sim management.
o Scripts that spy on other residents, record or transmit chat, or spy on avatar movement and activities are not allowed. You are allowed to use a personal radar but only to know who is around you.
o No scripts that transmit data directly or indirectly to external databases except in vendor area or when explicitly permitted by sim management
o We reserve the right to limit the number of active scripts residents use on their land. We will do this only if performance of sim becomes low.

CONDUCT
=======

o No harassment or stalking
o No sexual harassment
o No nonconsensual player vs. player combat
o No littering of objects on other residents’ land
o No circumvention of locked doors

Our sims are set to mature content, but are not adult-themed sims. We have cuddles and kisses all over the land, but nudity and intimate sexual acts are to be confined to private property. We ask you to respect private property and locked doors and otherwise be on your good behavior.

We are reasonable people. We strive to be fair and nonjudgmental. Sometimes we will fail at this, and so we are open to input and negotiation if you find yourself in violation of one of the following rules. We hate to make regulations, but sometimes they’re just necessary. The following rules apply to everyone in the estate:

NO drama. We all get upset from time to time, but you will be expected to manage your anger and hurt feelings in a mature way.

NO public nudity. Nudity is allowed behind walls or closed doors.

NO publicly visible pornography (we make a distinction between erotica and pornography)

NO assault, harassment, bullying, griefing, name-calling, or other rude behavior

NO begging, soliciting, scamming, camping chairs, pyramid or ponzi schemes, or advertisements for such.

NO prim littering. Pick up your prims when you are through with them.

NO slavery. If you choose to role play master-slave relationships, do so behind closed doors.

NO sexual age-play. Harassment or ridicule of child avatars simply because they are child avatars is absolutely not permitted.

NO obnoxious lag-making, or sim-crashing scripts or builds.

NO use of weapons. You are allowed to carry a weapon but use it only inside.

NO object placement outside of parcel border.

NO Shouting scripts

NO violating of Linden Labs TOS

NO signs with images of political or religion belives are allowed in the outside of your houses. This is a residential estate.

Please leave at least 20 prims free at all time. This is for making it sailable. In Low Prim sims this is sat to 250 prims. Leaving the resident with 3500 prims.

BM Estate is ABSOLUTELY SAFE SPACE for furries, tinies, dragons, vampires, mechanical avatars, and human avatars of all shapes, sizes, genders, sexual orientations, perceived avatar age, and lifestyle. If you are harassed, please contact sim management immediately.

FAQ
===

o What if I break the rules?

We understand that people sometimes unintentionally and innocently break rules. In most cases, you’ll receive one or more polite warnings. If your infraction is particular egregious, you may be immediately ejected or banned. Bans may be appealed to sim management, but Nemo Runo is the final arbiter of who is and is not allowed on the land. He will do his best to use his ban powers wisely.

o I have unused land tier on the mainland? Can I use it here?

If you have unused tier from Linden Lab you can use it only on the mainland.

o Are vehicles and boats allowed?

You can fly in the air. It is advised you keep between 200 and 500 meters to not disturb anyone. We have LOTS of sailable water. I urge all to try sailing in the waters. It is so fun. Also its fun to dive. There are things to see under water too. Fish and coral reefs. Mermaids too. In my office you find a box with boats free for all.

o Why can’t I build a huge gothic castle on my land?

We strive to create a consistent, themed area. This gives residents comfort because they can expect a consistent, themed visual experience. Gothic castles are fine, just not here.

LIABILITY
=======

Land is provided as is. We try our best to provide a pleasant experience that is in line with the expectations of our residents and builders. However, we, like you, are at the mercy of Linden Labs and the vagaries of Second Life. Therefore we make no guarantees about downtime, simulator performance, or the performance of your client software. We will, of course, do all we can to make your experience pleasant and consistent.

LEGAL DISCLOSURE

Any violation of these rules or the terms within this covenant will be subject to any and all remedies available to the estate owner at his discretion. All reclaimations and other legalities are handled in accordance with Linden Labs’ posted policies. All applicable terms are disclosed within the Linden Labs Terms of Service (”TOS”) and the rules posted on the official Linden Labs website. The rules are subject to the estate owner revision without prior notice except the tier fees. Failure to comply within reasonable limits can result in forfeiture of your land with no refund of the land cost neither the tier fees. Its your responsibility to cancel your tier fees should your land be reclaimed as no refunds can be issued in the case of breaking the covenant rules.
